Why it works

The title company finds it. The sale stops.

A recorded memorandum puts your signed contract on the public record. If the seller tries to sell to someone else, the title company finds it in the search and won’t close until it’s dealt with.

It isn’t a lien and it isn’t a pressure play. It says what’s already true: there’s a real, signed deal on this property.

  • Recorded with the county Your memorandum on the public record, with a recording number you can hand to a title company.
  • Price and terms stay private The record only shows that a signed contract exists.
  • Notary and county fees included The online notary session and up to $42 of recording fees are in the $199.
  • Expires on its own Good for 180 days. Renew from your filing page if the deal is still open.
Who files

Built for people with a signed contract.

  • Wholesalers Lock the spread while you find your buyer.
  • Flippers Keep the seller from taking a higher offer before closing.
  • Sub-to and novation buyers Long closes are where sellers wander. Put the deal on record.
  • Anyone with a signed contract If it’s signed and the property is in one of 14 states, we can record it.

Recorded or refunded.

If the county rejects the filing, we correct what the county flagged and resubmit once at no charge. If it still can’t be recorded, we refund you.

Questions investors ask

Is this legal?
Yes. Recording a memorandum of a signed purchase contract is a normal, lawful step. Jurably is a self-help filing service, not a law firm: you sign your own memorandum, and we handle the notary, the mailing and the county.
Will my seller find out?
Some states require it. Texas requires a copy to go to the owner by certified mail, and we send that letter for you. The record only says a contract exists. Your price and terms stay private.
What if my deal dies?
Release it for $149, or choose File + Release for $249 and sign the release up front. Either way, the memorandum expires on its own after 180 days.
What does it cost in my county?
$199 includes up to $42 of county recording fees, which covers most counties in the country. In the few that charge more, you see the exact price before you pay.
